What is a HIP?
A Home Information Pack is basically a bundle of
documents relating to your home that you are
obliged by law to have available for inspection
prior to marketing your home for sale. These
include a copy of your title deeds and associated
documents, search and an energy performance certificate
I have been offered a HIP for nothing - why should
I pay
Firstly, it is unlikely that the agent is actually
providing the HIP free of charge. He may be simply
deferring the payment until the house is sold and
he will take the cost from you then. Because the
agent is effectively funding this service at his
expense, this may result in higher fees for HIPS
being levied by most agents.
Secondly, the HIP will belong
to the agent and not to you. This means that
if you are dissatisfied with your agent and want
to change, you will have to pay for another HIP
to be prepared by your new agent. When you buy
your HIP through Russell & Co
you will own it and can take it to any agent you
choose, or to an auctioneer, or give it direct
to a private buyer.
Why is the price of the HIP so high?
The HIP has to include searches which have to be
paid for up front. The searches alone usually
cost between £200 and £350, the pack
also has to contain an Energy Performance Certificate
and the inspector must come to your home and
spend up to an hour inspecting it before issuing
the certificate. These inspections normally cost £90
to £120. So you can see why the HIP is
expensive to produce.
Defered Payment
You have an option to defer the HIP payment providing
you are using a Visa or Mastercard of £323.13
for 10 months. However in doing so there is an
arrangement fee of £46.50 payable upon
end of above term, the only initial charge is
a credit card fee of £3.50.
